age-restricted, golf retirement community
located in Virginia Beach, Virginia (population
440,000). Developed
by Baymark Construction Corporation, the
community sits on a quiet 620 acres and features
a beautiful 18 hole, 72-par, Arnold Palmer
Signature golf course, designed by Arnold Palmer
and Palmer Course Design Company, that presents
holes ranging from 5,031 to 7,010 yards.
Eight distinct villages will comprise West Neck.
The development is nearly complete, with 930
homes eventually planned.

Single
family homes and maintenance-free
condominiums are for sale. A few
re-sale homes are available in the
established villages, and model homes
are open in the newest villages, the
Grove and Rosecrest, which are being
built by Chesapeake Homes and marketed
by Progressive Realty. Once
a model and floor plan are selected and
a contract signed, new home completion
takes about 150 days. Obtaining a building permit takes 30
days in and of itself. Most
homes are for sale starting in the mid
to high $300,000s (and rise from there)
and have siding and brick facades with
pitched roofs, porches and attached
garages.

Of
West Neck's villages, Wordsworth Village
and Browning Stone Village are somewhat
unique because they feature condos
rather than single family homes.
Prices begin in the mid-$200,000s for
1,550 square feet, 3 bedrooms, 2 baths
and a 2 car garage. Some
units have eat-in kitchens and formal
dining areas, and both lawn care and
exterior home maintenance are provided.

Each
village is connected with the others
through a series of wooded walkways, and
at least some homes in each village back
onto the golf course. The town
center is quite charming and is home to
shops, an elegant 15,000 square foot
clubhouse, a bar and grill, and a
restaurant. The community requires
that one owner in each household be at
least 55 years old and limits those
under 20 years old (essentially
grandchildren) to a 90-day visiting
period each year.
The golf course is open to the
public, but residents of West Neck may
join for $2,000. Members
only pay cart fees and can make tee
times 7 days in advance, while the
general public is only be able to make
tee times 3-4 days in advance.
Member will also have signing
privileges at the club and enjoy
structured events as well as men's and
ladies' golf associations.
Virginia Beach is located along the
mid-Atlantic seacoast in an area of
Virginia known as Hampton Roads, which
encompasses the Chesapeake Bay and seven
surrounding cities. Virginia
Beach draws 2.7 million tourists each
year, and has been named by the FBI as
the safest city of its size in America.
West Neck is on the eastern edge of the
city, not far from four more golf
courses, shopping centers, seafood
restaurants, specialty stores, the
Virginia Aquarium and Marine Science
Center, parks with horse trails,
bicycling paths and game courts, not to
mention long stretches of white sand
beaches.
This area has four moderate seasons.
Warm springs blend into hot summer days
with temperatures averaging in the low
80s. Winters are mild, with bright
sunny days and temperatures in the 40s
and 50s. Humidity averages 70%,
and 3-4 inches of precipitation fall
each month. |
